Tenant Protection Plans (FAQs)

 

  1. When are Tenant Protection Plans (TTP) required?
    TTP’s are required if a building is undergoing construction and contains at least one occupied unit.    Owners are required to notify the Department 72 hours before beginning work in a building with a TTP.
  2. What is required to be on a TTP?
    The categories are as follows by the NYC Administrative Code (Section 28-104.8.4): Egress, Fire Safety, Health Requirements, Compliance with Health Standards, Structural Safety, Noise Restrictions, and address how to Maintain Essential Services.
  3. What are the procedures on submitting a TTP to the Department of Building (DOB)?
    Drafting the Plans per client’s requirements; Submit to the Client for Review/Approval; TTP’s are reviewed and approved by an Engineer, Sealed/Stamped; All required forms associated with the plans, such as: PW1, POC1, EF1, TR1, TPP1 & PW3 are drafted and finalized for submittal; Final process will be to create ALT3 job within the DOB System and upload all the required documents, which will be reviewed by a Plan Examiner.
  4. When are Site Safety Plan (SSP) required?
    SSPs are required for construction, demolition and major alterations of façade on major buildings.  Additionally, effective November 6, 2017, SSPs are required on all jobs requiring a registered Construction Superintendent (Local 81).
  5. What are the requirements for a Construction Superintendent?
    In NYC all initial and renewal applications for New Building and Demolition permits for buildings up to and including 9-stories are required to have a registered Construction Superintendent named on a PW-2.
